11 Social Media Marketing Posting Ideas for Real Estate Agents that Have Nothing to do with Your Open Houses or New Listings!

Are you looking for Social Media Marketing Posting Ideas for Real Estate Agents that Have Nothing to do with Your Open Houses or New Listings? Then this is the blog for you so save it NOW! Because before you share all your fantastic open houses and the new listings available, even though they are available on thousands of sites like the MLS, realtor.com, Zillow.com, redfin.com, remember that social media marketing is just about that, getting social with your audience and turn those fans into loyal customers.

  1. Your Areas of Expertise

Every real estate agent has a competitive edge that is unique to them and that is knowledge and personality. Leverage these two things and create content that shows off your knowledge in those areas of real estate. Jennifer Young, of Keller Williams Realty in Chantilly, VA does just this. Whether it’s a going live, a video or a seminar, Jennifer is constantly on social providing all types of tips for both sellers and buyers. It’s awesome to watch.

  1. Tips for New Homeowners

They bought a home with you. Awesome! Are you done once the congratulations posting is done or are you taking the time in educating them on how to maintain that beautiful home you just sold them? Or did they go in your “touch next year database?”

  1. Current Database AKA Customers

What type of content are you delivering to those who bought homes from you a few years ago? Do you think they are going to stay in that home forever? Remember that is has probably been a while since these folks bought their homes so what type of education are you providing for homeowners so that next time they need real estate help, you are who they think about to call? People’s needs change throughout their lives and although you may think they are done with your services for now, what about the future? When they want to help their kids buy a home or they themselves are ready to purchase that second home or investment property for their retirement? BE THEIR REAL ESTATE RESOURCE!

  1. Tips for Buyers

Do you realize that not everyone has gone through the home buying process? Sometimes I wonder if real estate agents do based on the content that I see when scrolling through social. Very few are educating, and most are showing off how awesome they are which is great but what are you doing to engage, educate and delight your audience? Where is the education for their pain points? Where do I start as a home buyer? What is a pre-approval letter? Why is difference between that and a pre-qualification? Why should I choose you as my agent? What marketing opportunities do you provide for them? Help! Yet most agents continue to show off their homes for sale and how quickly they sold them. Guys, this is doing nothing to educate a potential new homeowner. They will move on to the one that is educating them.

  1. Tips for Selling a Home

Don’t assume that because they own a home, sellers remember the nuances of selling a home or the regulatory changes that have taken place since they bought their current home. They don’t! Unless you have been keeping in touch with your sellers, they are not keeping up with real estate trends until the moment they have to sell their current ones.

  1. Why You’re Different

Every Realtor® and Real Estate Team we have worked with, especially our branding clients, have a personality and magic that is unique to them. It can be their personality that goes a long way and some it may be the causes and hobbies that they’re into. Use social media to capture this like-minded audience that may want to work with you over others just because your other mission besides real estate is to rescue animals. You may be into fashion and the latest trends. You may be a mom of twins, a city slicker who is always out and about trying new hot spots in the city and it may simply be nature. Pull-on these emotions that bring people together and the day they are ready to sell our buy they will remember that real estate agent that loves the same thing they do.

  1. Your Value Proposition

HUGE! What is the statement that you share and live with your client that makes you stand out over the other agents they may be talking to? Is it your belief in marketing, community, knowledge, and authenticity? Make that part of your social media strategy.

 Client Testimonials

Nothing speaks volumes about your work than client testimonials from a happy customer. This tells it all to the audience that is looking at you to sell their current home or buy a new one. Share them!

  1. Success Stories – When were you your client’s hero?

In addition to testimonials share how you helped your client with any difficult situation that may have occurred during a transaction of your clients. Selling or buying a home has its challenges but if you share how you handled a difficult situation, they will trust that you will know you have what it takes to overcome any challenges along the way. TRUST!

  1. Become the Local Expert

Whether a neighborhood, county, city, state, or community become the local expert in that. When folks are looking to make moves, they want to work with someone who “knows” all the ins and outs of the area they are moving into. Real estate agents need to be prepared with all this information. What are the best schools? What is the crime like in the area? Best places to eat, shop and entertainment. Post about it and share it on your social.

  1. Real Estate programs you have that no one else does

Does your real estate company have real estate programs that no one else has? Do you have a buy or sell guarantee program or a leasing opportunity for homeownership? Do you have connections with lenders that can offer your audience the best there is in lending options for your buyers?

Don’t get me wrong. Open Houses and New Listings are an important part of real estate transactions and it’s ok to share about them sporadically, but they shouldn’t take over your social media presence. Remember that according to NAR (National Association of Realtors) 90% of homebuyers are looking online for their homes before they even call an agent. How you stand out in social is going to help you attract those folks before they decide to contact someone else as long as you are educating them, delighting them, entertaining them, and engaging with them where they are – ONLINE.
